Neighborhoods

  • Hillside District
Hidden in the hills north of Downtown Burbank, the hillside district - at the base of the Verdugo Mountains - is comprised of single family homes that range in size from modest to extravagant. Home to the Starlight Bowl, a popular location to hear music on summer nights, as well as several golf courses and the trailheads to numerous hiking trails, this area is great for anyone who wants to get away from the hustle and bustle of the city while still remaining close to all the amenities.
  • Burbank House
  • The Rancho District
Probably the most unique and recognizable area of Burbank, the Rancho District justaposes quaint, ranch style homes with a sprawling equestrian center and places them all right up against Disney studios. Because of unique zoning restrictions, residents of the Rancho are allowed to keep horses on their property and it is not uncommon to see riders trotting along riverside drive atop their favorite Palominos. Though real estate prices here are reasonable - by Southern California standards, of course - supply is short as residents of this area love it so much they are reticent to move.

  • Magnolia Park & the Chandler Bikeway
Magnolia Park offers shoppers and diners unique, independently owned restaurants and boutiques, including the famous cuban bakery, Porto's. Homes here are among the most sought after, largest, and most expensive in the flatlands of Burbank. Just a few blocks from the Magnolia cooridor, the Chandler Bikeway opened in 2004 and is a two and a half mile strip populated with benches, trees, bronze statues, and few stoplights that is enjoyed by bikers, walkers, joggers, and roller-bladers alike. Homes here are more modest, but still desirable.

  • Northwest District
The northern part of the flatlands, extending from Burbank Blvd to Vanowen, and between Mariposa and Clybourn, this area is populated by a variety of business, from small, intependently owned auto shops, to chain restaurants and a giant Costco. The area is home to the Burbank airport and has a history with other sectors of the aerospace industry, including the Lockheed corporation. Homes here are more modest single family residences, and are the most affordable in Burbank as they have to deal with the noise of the airport.
